10:00 am - 11:30 am      NH Condo Statute 2016 Amendments

In June 2016 NH law makers passed a massive  re-write of the NH Condominium Act.  The amendments effective August 1, 2016, may require bylaw amendments as well as new association procedures and operations for many NH associations.  Speakers will identify important changes and necessary actions associations need to undertake to be in compliance going forward as well as the penalties for noncompliance.

In addition to being good for the environment, energy efficiency upgrades provide more comfortable living areas and lower energy bills.  Discover a variety of upgrades from lighting and low-flow showerheads to high-efficiency heating and cooling equipment upgrades and controls that can be implemented in common areas and individual units.  Find out about the generous incentives available and how to obtain a no cost, no obligation energy efficiency assessment for your community.

10:00 am - 11:30 am       Transition from Developer to Unit Owner Control

Understand what information is required to handle the various issues that arise in connection with the transition.  Learn how to address the complex issues and keep the simple issues from becoming complex.  Topics will include electing the "unit owner" board, obtaining necessary books and records, taking control of bank accounts and finances, retaining and engagement of management and other professionials.  Best practices regarding reserve studies, construction condition inspections and potential claims will also be presented.

Insurance professionals will discuss best practices for preventing slip and fall claims related to snow, ice or tripping hazards as well as mitigating winter related claims like ice dams and pipe freezes.  In addition, find out what to include in written contracts when hiring snow removal contractors and other contractors who perform work on the association's property.  Understand the benefit of per unit deductibles and HO-6 policies to provide coverage for interior unit damages.

Numerous discoveries of fraud in New England condominiums have made it into the news while others have been resolved privately.  The commonality among many of these instances is board members not having the knowledge to see the signs that could have prevented many of these schemes.  Understand the types of fraud that may occur and discover practical steps you can take to help reduce the possibility of fraud occuring in your association.

Experienced condominium attorneys will address legal issues from rules enforcement to common area maintenance as well as homeowner and board member rights and responsibilities.  Panel members will answer questions and offer best practices for commmunities and boards.
