Grandfathers: when the old rules change
Plan to join us next Tuesday in Oakland as we feature one of the area’s most celebrated architects, James Heilronner of Architectural Dimensions.
While we accept our grandfathers for what they are, the definition doesn’t hold true when it comes to “grandfathering” existing conditions in old buildings. “Grandfather clause” is a legal term used to describe a situation in which an old rule continues to apply to some existing conditions, while a new rule will apply to all future situations. In today’s world where presiding building agencies are trying to divert risk, they push for modernization of old building systems, particularly life/safety, when renovation work is proposed. Even the smallest, mundane project can trigger systemic changes to existing systems or invoke new ones—issues that are not delineated in the codes—that need research.

Project experience ranges from tenant improvements to mixed-use developments that involve retail, office and hotels.
