The lack of housing for moderate income residents of San Diego County is having a dramatic impact on the supply of housing affordable to lower income households.

Households in the moderate income range, faced with limited choices, are bidding up housing that was previously occupied by lower income households. As a result, the supply of housing affordable to low-income residents is shrinking far faster than our sector can provide rent-stabilized housing via tax credits, inclusionary housing, and other means.

Changes in the tax code, state law, and local incentives have all been aimed at increasing the overall supply of housing to address this critical issue. This panel will bring together practitioners who are thought leaders in their respective fields who use these new tools to finance, build, or advocate for the production of housing across the income spectrum.
