Course Description:

Step-by-step training on how to successfully present, negotiate, and sign exclusive buyer representation agreements. This course provides great tools for qualifying buyers, negotiation professional service fees, signing representation agreements, and overcoming broker and buyer objections to exclusive representation.

At the end of the course, the student will be able to describe, and where appropriate, identify:

1. The variety of tools available to consumers to find out about available properties in today’s online environment;

2. The variety of market situations where the Exclusive Buyer Representation Agreement helps to clarify the obligations licensees have to their buyer clients;

3. The affirmative duties licensees owe to their buyer clients as found in ORS 696.805;

4. The appropriate situations in which to sign Disclosed Limited Agency Agreements, as well as the conflicts of interest that can arise when representing two different buyers on the same property;

5. The value to consumers of entering into an exclusive buyer representation agreement;

6. The range of topics to be covered with consumers when conducting a buyer counseling session;

7. The value to consumers of reviewing the Oregon Property Buyer Advisory, and where to find the most current online version;

8. The process for qualifying buyer clients, negotiating professional service fees, and entering into an exclusive buyer representation agreement;

9. The process for overcoming agent and consumer resistance to entering into exclusive buyer representation agreements, and negotiating strategies for obtaining buyer signatures on agreements.
