Save the Date - Predatory Land Contracts- Brown Bag Event
Predatory land contracts exploit the need for housing for profit. Individuals are usually targeted for predatory land contracts due to their income, race, and credit history. Lacking traditional options to purchase a home, they are left with very few options and succumb to predatory loans. In a land contract the buyer makes payments directly to the seller over a period of time, eventually receiving the title to the home after completely paying off the seller. The problem being that the seller can impose egregious terms on the contract such as, exorbitant fees, buyer-required repairs, and balloon payments. Ohio law does very little to protect the buyer in case they default on a payment, allowing the seller to seize the property and all previous payments through aprocess called forfeiture.
