Lon Welsh

Lon Welsh is the President of Your Castle Real Estate.  YCRE has 220 Realtors, six offices and 2013 sales over $875 million.  He spends most of his time on investment, sales and technology training.  He just finished his seventh book, Game Changers, which is about the future of the real estate industry. He frequently gives speeches about his sixth book, The 2013 Guide to Colorado Real Estate Investing.  He has been a landlord for over a decade and owns 55 rentals.  He is currently developing 18 new townhomes in the Highlands neighborhood.  Before founding Your Castle in 2006, he spent eight years as a strategy consultant with Deloitte and Touche, then Arthur Andersen (Accenture).  His undergraduate degree is in business from the University of Iowa, and he has an MBA from Vanderbilt.

Topic: Real Estate Investing – Market Update. 

Come find out about the state of the Denver real estate market! We’ll review recent buy and hold deals to better understand what “reasonable” cap rates are. In addition, we’ll take a look at fix and flip trends to understand where the current opportunities are. This will be a great way to learn what's happening in the market NOW. We’ll also look at the economics of a development project to see if construction really is as attractive as people think it is. We’ll also touch on the overall Denver RE market trends.

Justin Cooper

Justin Cooper is the Northern Colorado Territory Manager for Pine Financial Group, Colorado’s premier hard money lender.  Justin has been investing since 2007 and has completed several renovations himself.  He manages his own portfolio of rentals and is in the process of acquiring several more.  Born and raised in New York, Justin came to Colorado in 1996 to attend CSU.   After graduating in 4 years, Justin entered the construction industry working for a plumbing wholesaler.  He started in the warehouse and worked his way up to managing his own store.  Justin has also spent time working for a small manufacturer’s representative in the HVAC industry before making the leap to full time investor and hard money lender.  Justin is very passionate about investing and loves to help and teach others looking to invest in real estate.

Charles Roberts

Charles Roberts is co-owner and Managing Broker of Your Castle Real Estate, Inc., a metro Denver firm with 400 agents. He is a registered appraiser, licensed Realtor, and a former loan officer. He has invested in Denver real estate for the past 15 years, completing dozens of fix up projects along the way, and currently manages his own portfolio of properties in Denver Metro. His specialty is helping investors buy cash flow properties. 

He is a frequent lecturer on the Denver real estate market and is quoted regularly by the Denver Post, 5280 Magazine, Money Magazine, CASA Magazine, Inman News, and the Denver Business Journal. He co-hosted a local real estate radio show and appears regularly on NBC’s 9 News, ABC’s News7, Colorado Public Radio, and Nightline to help make sense of the state of Denver real estate. He co-authored the book “The 2013 Guide to Colorado Real Estate Investing.”

He is also a Director at the 5,000-person Denver Metro Association of Realtors and is the Chair of their Education Committee.

Topic: Should an investor get a real estate license? The down & dirty pros and cons!

The question of whether to get your license is more nuanced than you might have guessed. For some investors, the LAST thing you want to do is get a real estate license. For others, it makes enormous sense to get licensed. Charles Roberts was a fix and flip investor for 6 years before getting licensed and has counseled hundreds of investors on the pros and cons of getting their license. Hear what he has to say and bring your toughest questions!

Joe Massey

Joe is a graduate of the Colorado School of Mines with a degree in Economics and Business. Joe has been a lender since 2002; has been recognized as a “Million Dollar Loan Officer” since 2007 and recognized by 5280 Magazine as a Five Star Mortgage Professional in 2012, 2013 and 2014. Prior to working with residential mortgages, Joe was a commercial lender, underwriter and financial analyst which prepared him for his mortgage career and taught him the specifics of how to get loans approved and how to find the best terms for the customer.  Joe now works as a Senior Loan Officer for Castle & Cooke Mortgage, a Billion Dollar mortgage lender based in Salt Lake City, Utah.  In partnership with Your Castle Real Estate, Joe has closed hundreds of loans for both experienced and first-time investors and he continues to contribute to the investment community with his monthly presentations on financing options for investors. 

Topic: How to sell and finance your fix and flip properties for maximum profits. 

Fix and Flip investors face many risks in each transaction, understanding which risks are within your control and out of your control is an important skill for any investor.  In this presentation we will discuss risks of fix and flips properties along with strategies for selling for maximum profits.  Understanding the risks associated with your buyer and their timeframes can make a big impact on your profits.  This class will explore these transactions and give you the skills that you need to sell your properties quickly and for top dollar.  If you are serious about making money as a fix and flip investor, you won’t want to miss this presentation. 

Aaron Lebovic

Scott Lukes

Property Management has become an incredibly complicated business that is fraught with financial risk and legal liabilities, especially for owners managing their own properties.  This session provides a concise overview of recent trends and regulations that every investor must be aware of.  A majority of the time will be spent on decoding the recent ‘legalization’ of marijuana, and how to enforce your policy - whether you allow it or not.  The session, time permitting, will also dive into critical trouble-areas such as security deposit disposition, pest control, and essential elements of a rental application and lease agreement to ensure that both the renter and landlord comply with CO real estate regulations, and that both are protected in the eyes of the court.    

Michael Jake

Michael Jake is Colorado Springs leading expert on residential real estate investing and a nationally sought after real estate educator.  He started investing in real estate in 2000 and in 2003 created a business of buying, selling and managing single family real estate. Michael has completed over 600 transactions in Colorado Springs as a principal and continues to buy 5-10 houses per month without going to banks or using traditional lending.

Along the way Michael has been asked to be a part of several local and national panel of experts, has spoken on stage and on nationally promoted tele-seminars to discuss his successes and teach other investors his investing experiences.  Michael also won real estate investor “Marketer of the Year” in 2005 competing against investors from all over the United States.
