Building Owners Presentation and Panel 

Ever wonder what building owners, your clients, put the most value on in the building design process? Some folks think they do, some make guesses, and others don't even know where to start.

Here is your chance to find out the types of concerns building owner representatives care about when working with architects, engineers, contractors, vendors, and maintenance service providers. By opening the lines of communication between owners and the built community, you can gain better insight into the topics and methods that matter most when you bid or provide your products or services.

The evening will open with each owner providing a ten-minute introduction and overview of their roles in the industry. Next they will transition into a roundtable led by a facilitator. Finally the floor will be opened to questions for the ASHRAE audience.

Panelist Biographies

Carl Newth, PE, CBO, LEED BD+C
Campus Building Official and Director of Engineering at UCLA

Carl Newth is a licensed Professional Engineer and Certified Building Official with 25 years of experience in the design and construction of facilities in the built environment.

As UCLA’s Campus Building Official he is responsible to oversee that design and construction projects meet or exceed the requirements of the Code and UC requirements. This includes issuing permits and Certificates of Occupancy for building and infrastructure projects.

As Director of Engineering his role includes responsibility for the planning, design and construction to implement High Performance building strategies in order to minimize campus energy use and building operating expenses.

Carl is a Graduate of the University of South Florida.

Andy Bussey has thirty years overall experience in design, construction, and project management for a wide range of facility types. Twenty years performing design and construction of 5-star hotels, Data Centers, Hospitals, Laboratories, etc., and ten years of extremely diverse projects at the Disneyland Resort.

As Disneyland's Owner's Representative for Mechanical Engineering at the Resort he has the sub-title of Mechanical Discipline Lead for the Project Group. This role allows him to assist the Project Group Department Manager with strategic planning, developing Disney’s Global Resources and Standards, and a Subject Matter Expert for HVAC, Plumbing, and Process Piping systems.

With the additional responsibility of Project Design Lead, he is able to provide leadership for multi-discipline design and construction teams through all aspects of a project. This includes interface with the local Building Department for the unique projects at Disneyland Resort.

Peter Anastassiou
Senior General Manager - Jones Lang LaSalle - One California Plaza

Peter Anastassiou

Mr. Anastassiou’s primary responsibility is as Senior General Manager of One California Plaza, 1.1 million s.f. office building located on Bunker Hill. This includes direct management of all operational, construction and financial responsibilities, as well as the coordination with the activities of the leasing team.

Previously he served nearly 18 years as the General Manager for Aon Center, a 62-story high rise building located in the Financial District.

During his tenure at both properties, Mr. Anastassiou has focused on increasing the efficiency of building operations and improving services to tenants. He has overseen the replacement or modernization of many major building systems at the properties, including the HVAC, elevators, window washing systems, Life Safety and building automation system. At Aon Center he was involved in a $15M renovation of the lobby and public areas of the property. Recently an innovative heat recovery system was installed at Aon Center to capture waste heat for use during the winter months. One California Plaza is currently preparing to convert the building’s supply fan system to a “fan wall” concept at year end.

Aon Center has twice won the Building Owners and Managers Association “Building of the Year” in its category level. It was the most recent 2014 winner, and previously won at the regional level, making it to the international competition.

Both buildings have been consistently named the best properties in the portfolio by the property owner Beacon Capital Partners in their annual national property competitions. Both properties have achieved LEED-Gold status in recent years. The award of the LEED-AP Gold certification in January 2010 for Aon Center made it the largest multi-tenant building in the country to have achieved this designation level.

While at the Aon Center Mr. Anastassiou was named National Property Manager of the Year for Compass Management & Leasing. He also received a similar award from Means Knaus Partners for the western region.

Currently, Mr. Anastassiou is the President of the local Chapter 6 for the Institute of Real Estate Management (IREM). In 2011 and again in 2012 he was recognized as the Los Angeles chapter of IREM's "CPM of the Year".

Mr. Anastassiou has approximately 35 years of experience in the Real Estate Industry. He has served as the Regional Controller for MS Management Services, a subsidiary of Metropolitan Life, and Regional Controller for The RREEF Funds, a national real estate pension fund advisor. Mr. Anastassiou oversaw management of a portfolio of over 80 office, retail and industrial properties for the Charles Dunn Company’s largest client. Mr. Anastassiou began his professional career in the public accounting industry, with the national C.P.A. firm, Main, Hurdman & Cranstoun. Mr. Anastassiou holds a degree in Accounting from the University of Southern California, and has obtained certifications as a CPM with the Institute of Real Estate Management, and as a LEED-AP through the US Green Building Council.
