Yung Kao, California Certified Access Specialist (CASp), CBO, NCARB

Mr. Yung Kao is a California Certified Access Specialist (CASp) and currently serves on the Board of Directors for California’s Certified Access Specialist Institute (CASI). He provides services of CASp Inspection for existing facilities, accessibility plan review and construction inspection for new developments, and expert witness in accessibility litigations. Yung received his Master De-grees in Architecture and Urban Planning from U. C. Berkeley. 
Yung brings unique knowledge and expertise to the field of accessibility compliance from his dual-track career. He is an NCARB licensed architect, having practiced in California, Nevada and Hawaii. He is also a CABO Certified Building Official, and served as a city’s Chief Building Official for 20 years. His architectural practices in Santa Monica, Los Angeles and Alhambra cover such diverse projects as high-rise offices and hotels, shopping centers, banks and restaurants.
A building code expert, Yung is author of more than a dozen code changes that have been adopted into the Uniform Building Code (UBC) and the International Building Code (IBC), which is the base of California Building Code (CBC). He served on ICBO’s Special Inspection Committee that oversaw ICBO’s Special Inspector certification programs nationwide. He was a building code instructor for the California Building Officials (CalBO) Training Institute. 
Yung has chaired several code committees for the ICBO/ICC L.A. Basin Chapter and the L.A. Re-gional Uniform Code Program (LARUCP) which was set up to promote code uniformity for a consortium of 89 cities in the L.A. region. Yung was recognized in 2001 by the L.A. City Quality and Productivity Commission for his contribution to furthering the goals of LARUCP. 
Combining the backgrounds of a design professional and a code administrator Yung is able to look at existing conditions with an eye on various scenarios of remediation. From this solution-oriented perspective he offers insightful analyses of existing nonconformities and realistic re-mediation recommendations to a wide range of clients that include Fortune 100 companies, universities, attorneys, architects and small business owners. He is a frequent speaker on ac-cessibility issues at business and professional organizations, including Southern California As-phalt Paving Association, Orange County Service Center, Greater Los Angeles Hotels and Motels Association and Pasadena Bar Association.



Brian Hennessey, Senior Vice President, Sales & Leasing, Investment, Tenant Representation

Brian Hennessey joined Avison Young in January 2017 as a Senior Vice President.

A 33 year veteran of the commercial real estate industry, Mr. Hennessey has managed every aspect of the real estate transaction, from developing acquisition and disposition strategies to conducting market and feasibility analyses and negotiating and executing leases and multi-state portfolio transactions totaling approximately 12 million square feet at values in excess of $2 billion.

Mr. Hennessey’s broad-based experience as a broker and an investment entrepreneur, owner and manager also includes the development and implementation of property renovation plans, project and property management and the negotiation of loan agreements.

Prior to serving Avison Young, Hennessey served as Senior Vice President at Colliers International since May 2012. Prior to Colliers, Hennessey was Vice President at Younan Properties in Woodland Hills, where he headed up leasing on an 11.5 million square feet portfolio of office properties across the country. Immediately prior to re-joining Younan Properties in 2010, Mr. Hennessey served as President of Westridge Realty Partners, a real estate investment company he founded in 2006. His accomplishments there include the syndication and acquisition of a five-building office portfolio in Houston, TX and the development of a value enhancement program that added $700,000 in net operating income to the portfolio in the first 16 months of ownership.  From 2003 through 2006 Mr. Hennessey served as SVP of Acquisitions & Dispositions at Younan Properties where he acquired over 8 million square feet of office properties across the country.  Mr. Hennessey served as a Principal at Lee & Associates from 1993-1999. He then spent four years as a top producer at Grubb & Ellis Co. before joining Younan Properties as a Senior Vice President and head of acquisitions and dispositions in 2003.
