FSSA 2017 Owners Summit
Registration Now Open!

The whole idea of this event is for owners, operators, and investors to spend time sharing ideas, to help each other find solutions to business problems, and to build business relationships.

Networking is woven throughout the event, beginning with the evening reception and continuing through the next day during breakfast, and ending after lunch, when you choose to play a round of golf with your new connections or relax at the spa before heading back to implement everything you've learned. With an event that is full of industry experts, your issues are addressed head-on, making for a day that is all about you and your business.

We have a great lineup this year that includes a panel of REIT and non-REIT operators for a packed session covering topics from the impact of new development on rent growth to the state of the storage industry. We will also cover new development that is going on in Florida, where it is, and how soon it will be here.

To address the government aspect of business, FSSA has retained a speaker on the outlook of Florida business trends, as well as eminent domain speaker Brian E. Smith of Baker & Hostetler, LLP.

10:30 AM  Eminent Domain in Florida: The Basics
with Brian E. Smith, Baker & Hostetler
, LLP
Congratulations! Your self storage facility is located on one of the busiest thoroughfares in the area. Your site has great visibility and is one of the first ones that comes to mind when the need for storage arises. But with every good thing comes some bad, and you’ve just learned that the Department of Transportation will be widening the road and will need a portion of your highly-prized site for its road project.

This presentation is a walk-through of what happens when the government exercises its power of eminent domain to acquire a portion or all of your property for road widenings, pond sites, power lines, and more. Like gas stations, self storage facilities tend to be located along busy roads that are often widened or improved, so eminent domain tends to hit facility owners with some frequency. Many times, more is at stake than just simple valuation of property – often severance damages, business damages, relocation expenses, and other elements of damages may be available to property owners.
