The LN Gross Company building is a local landmark, listed individually on the National Register of Historic Places. Originally constructed as a garment manufacturing facility in 1928, the 24,000 square foot Art Deco style building is located on the fringe of the Kent, Ohio downtown commercial district, nestled into a hillside along the banks of the Cuyahoga River. With busy Gougler Avenue in front and a stretch of The Portage County Hike and Bike Trail in back, the site is highly visible and its revitalization has drawn attention and recognition to the surrounding West River neighborhood. The design team chose to celebrate the industrial character of the building and maintain its historic features by rehabilitating the building for light-industrial use and office space. The team also introduced a single apartment in the tower to create a mixed-use project. A water bottling company will occupy the lower level and north side of the building, while the south half of the building is designed for a commercial office interior.
