Program Description: Living in an expensive real estate market like the Bay Area typically means holding a large percentage of one's net worth in real estate. This could lead to situations of under-performing equity in both single family residences and investment properties. In this meeting, you will hear from an experienced real estate advisor on how he analyzes the performance of his client’s real estate assets. In addition, you will learn how a 1031 tax deferred exchange can significantly increase rental income and investment returns. You will also learn how the modern-day stockbroker (the Realtor) could be hurting investor returns with their transaction-based relationship. We will review case studies that illustrate how some clients are owning the wrong type of properties (income vs. appreciation) for their financial goals and phase in life. Lastly, you will learn how to utilize the homeowner’s exemption (IRC Section 121) and the 1031 Exchange to optimize tax efficiency and produce income from a Primary Residence.

Speaker's Bio: Scott Fong, SIFF Investment Services Scott Fong started SIFF Investment Services almost 20 years ago. As a former Financial Planner, he realized that there needed to be a more objective real estate advisor other than transaction-based Realtors. He advises owners of both residential and commercial investment properties on how to maximize their returns based on their risk profile, investment goals, and financial needs. Scott specializes in consulting clients who are considering a 1031 Exchange. He has worked with investors on properties ranging from single family homes, land, multi-unit apartments, warehouses, and retail space. Scott has a degree in Economics from the University of California at Davis. He speaks on a regular basis to Financial Planning and CPA firms around the Bay Area. Scott resides in San Francisco with his wife and 7-year-old daughter.
