Description:

Do you “still” want to be a landlord? COVID-19 has changed some people’s minds as they worry about tenants paying the rent.  This course examines the tax impacts upon elder clients (and others) who wish to unlock the equity in their investment properties without getting killed in capital gains taxes.  

Among the tax topics we will investigate will be some of the ways to sell investment real estate and how to minimize or avoid capital gains taxes. 
• The benefits and risks of selling a home before or after the death of a spouse and what affect it will
  have on the tax basis.
• Installment Sales, and the options available to the sellers in order to help their money continue to
  work for them by spreading out the taxes they will owe on the sale. 
• 1031 Exchanges and how to maximize the benefit while the client is alive, and the potential “step
   up” in basis after the death of a spouse. The basic 1031 and exchanges into Tenant In Common
   arrangements.
• Traditional alternatives with 1031->TIC™ when the seller is going to reinvest in a new property,
   and what types of property will be the most cost effective from a tax standpoint.
• Charitable Remainder trusts to avoid capital gains tax by using well established charitable
   deductions and traditional gift arrangements. 
• Tax-Exempt Deferred Sales™, how they are reported both while the seller is alive and after a
   seller’s death, and the advantages to the seller and buyer. 

Each will be discussed from a tax planning perspective.
